The Wexford Joint Planning Commission allows the zoning administrators to oversee all the applications of individual property buildings and structures. Following are some of the questions the administrators have received over the years. 

What square footage of a residence is allowed?

The WJZ Ordinance allows for houses which have a minimum of 800 square feet or greater. We usually note that this is total square footage, which would also include a loft or second floor. 

How do I find my setbacks for my property?

Front yard, side yard, and rear yard setbacks (Distance a building is from the property lines) can be found in the Zoning Ordinance in the section of the Zoning District the property is located in. 

Do I need a zoning permit for an Agricultural building?

While you may have heard that you do not need a "building permit" for an Ag. building, you will need a zoning permit. We only care about "where" the buliidng is placed, not how it is built.

My property is on a lake. What is the setback from a lake or stream?

All lakeside properties have to be at least 50' from the lake (or river or stream) in order to be approved by the zoning administrator. 

I own property across the street from my house. May I build a garage across the street?

No, the ordinance does not allow an accessory building across the street from the residence. 

Why did the building department send me to zoning? 

"Where" the building is going to go comes first before how it is built. However, you can do your well and septic permits from the District 10 Health Department at the same time as zoning.

I have a house on Lake Mitchell. Why can't I increase my house?

The first thing we do is the square footage of all impervious (things rain cannot penetrate) surfaces. All properties around the lake can only have 33% of the property covered by impervious surfaces (includes driveway, other buildings, etc.). This is a County Ordinance to preserve the lake.
